Two cleaners, kitchen first
We start in the kitchen. Every cupboard is emptied of crumbs and wiped inside as well as out, along with the worktops, tiles, sink and the fronts of the white goods. Tenants tend to skip the insides, and an inventory clerk usually opens one of them within a minute of arriving.
Bathrooms come next, and in Hemel they are mostly a scale job. Affinity Water supplies the town at around 283 mg/l, so a shower screen left for a year wears a chalky crust that needs acid gel and a scraper blade to lift. Taps, the plughole and the base of the toilet get the same treatment. After that the pair dust from the top of each room down: door tops, frames, switches, sockets, skirtings and the inside of the windows. Floors go last, so nobody walks back over them.

Hemel’s rental year
There is no university in town. Tenancies end all through the year, since the renters here are mostly Euston commuters and people working at Maylands or in the distribution sheds off junction 8 of the M1. Top floors with no lift
The new town maisonettes rise three or four storeys on a communal concrete stair. There is nothing to ride. For a top floor flat the machines go up by hand and the water in containers, or we run the hose up the stairwell from the van, and either way it adds about twenty minutes at each end of the day. Timing it around check-out
Book the clean for after the furniture has gone. Boxes we can work round, though an empty flat gives a better finish and leaves the clerk less to note. If a sofa or bed is being thrown out, Dacorum runs bulky waste collections, and one booked for the week before leaves the rooms clear on the day.
Traffic matters here more than most towns. The Plough and the Leighton Buzzard Road both clog at rush hour, so an Old Town or town centre start before 08:00 is realistic and nine is a gamble. Parking inside the controlled zone is charged only if we need a bay, at the actual cost.
A 48-hour re-clean
